Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I also collect water deposits and one-time pet fees in advance.

It's that "For safety reasons, keep pets and small children away from the lawn while the mower is operating" that doesn't work for me. 

Most tenants appreciate the privacy and how it can make it more kid/pet friendly.

I say that because the primer to cover the water stain may have to have your renters And their pets out of the unit for so many hours while they do it and then it dries because it may gas off.

Additionally, I will ask them to pay $75 per horse for pet rent, so it will increase the monthly rent by $150.Please let me know if this sounds okay, and if there are any other steps we need to take for tenants with horses.

Can I legally charge them pet rent?
