My hesitation on doing the 85% is that it would expose me to more risk if the market drops, San Antonio is somewhat insulated from this based on the last market drop.

And with the recent laws passed by the state as recently as this week I feel there is a bright future for STR's in Nashville, though like any investment I do recognize the risk I am taking that things could turn negative for short term rentals.

I will add another 15% to that bid for safety and if everything checks out, add two-three weeks on top of the time frame the lender gives you to close the lone and if you are comfortable taking the risk - go for it.

Not horrible of not for the shady 2nd, the wrap, DOS and insurance risk, 2yrs vacant surprises that will come up, no title insurance... wait did you run a thorough title search?

The economics on the units will go down given higher debt service, but can pull significant equity and still be north of 1.25 DSCR so this feels like a prudent move.Would love some thoughts on risks/reward on pulling equity in general but more specifically on if I can use for personal?

Part of me says heck yeah have someone pay the note and cash out in a year or so but the risk is high.
