I may start looking outside of my area, but I’m not familiar with that part of Jersey.

The Eurodollar is the biggest market in the world as it is all dollars created outside of the US, ~70% of all dollars.

That's exactly what the 1031 is - an opportunity to act like a tax deferred retirement transaction but outside your retirement account.
