The properties that are not doing so great are the run-of-the-mill average homes in more dense residential neighborhoods with neighbors within an arms reach away since in general, people coming out to the California High Desert are looking for privacy, peace, and a feeling of remoteness.What makes the California High Desert great is that it draws upon the large Los Angeles, Orange County, and San Diego County populations looking for quick staycation getaways while also attracting people from all over the world.

Never invested there, but I know folks making money hand over fist in Essex County (Newark, Orange etc).

I see it can work, but I would add at least a queen futon on in there rather than list it as an air mattress.Even better would be to remove that orange bench and put in a set of bunk beds.
