Although I don't have any regrets because of what I have learned through trials, I would like to think that learning through others mistakes can be just as fruitful!

There is not a lot of low hanging fruit.

Although it's "garbage in, garbage out", as long as it is used properly, regularly, and in good faith it meets the contemporaneous records requirement for mileage.One of the lowest hanging fruits in an audit is disallowance of mileage which is not supported by contemporaneous reports, or for which the reports don't appear to be contemporaneous. 

  ( I also just finished reading The Book On Rental Property Investing ) I have about 50-60k to start investing with, but the issue is I live around the orange county area in California. 

This one we will trim some limbs to improve the view once the house is completed.The 200 pineapples we planted are doing well and starting to fruit.
