@Troy Jones Even though it sounds like it may be tougher to find a deal in the market you ideally want to operate in, I would recommend taking the extra time & effort to find a deal in a location/market you are comfortable operating in.

Just easier for me, especially having the ability to transfer funds online at the drop of a dime under one phone APP, and to keep track of my expense for tax purposes.

Often, you can get a rough idea of the land height (topography) from an online GIS map of the area, or from another source for topographic information. 

The latter two of the printed documents contain a lot of economic information and charts on the local markets of the area I am trying to learn more about to invest in.  I
