Requiring that alleged cash buyers show you PoF is completely reasonable and will save you a TON of time!

I know I'm more limiting than most but here's what I require, and so far no problems yet.

Typically, these deals require some sort of down payments as well, not negotiable. 

They are extremely inconsistent and require most of your attention.

Most lenders will require a 20-25% DP on the four-plex in Cinci. 

You can own 20 properties and still not have to claim one as a homestead, there is no Texas law requiring one to have a homestead.

In addition, they required me to sign additional documents AFTER I enrolled and paid for this course and the requirement to sign these documents were not disclosed prior to enrollment and payment.
