I have a much larger commercial line of credit currently in process and all I had to send was a personal balance sheet (which I maintain each month), latest tax return, property P&Ls (which took me five minutes to run from Xero), and a rent roll from the property manager.  

It's hard to say where the smart lock journey is going but the company that stays flexible and evolves to create the most compatible (door- and lock-types), easy to install, maintain and use solution, will be around in years to come.

You do spend more maintaining the properties, but in my opinion, it is well worth it.  

If your following the laws and maintaining the properties your fairly safe to begin with.

To heat a large 3br apartment, electric heat would be really expensive, and those ductless wall systems I hear require a lot of upkeep/maintenance which I can't depend on tenants to do and would prefer not to have to be there once a month to maintain myself. 

This tenant is great and I like maintaining a good rapport.

I would like to maintain the property, but also ensure costs are low for lawn care. 

There are some beautiful and well maintained manufactured home parks..I've toured them......like everywhere, it's all about the level of development you are looking at. 

FHA does require that the property be owner-occupied.Keep shopping around to other banks and concentrate on local/regional banks and credit unions.

There are yearly expenses of about $2000 to maintain the company.
