Why would they accept making pennies on the dollar to help YOU make a profit?

Unfortunately, with market being so hot most sellers aren't accepting the VA loan since it entails high inspection standards and it takes longer to close.

I didn't want to go over $130k, so I stuck to that and they accepted.

My thought now is to accept payment, close the claim, pay the adjuster, and be done with this headache. 

We try to ensure the salt is applied enough to keep down dangerous/slippery ice and to keep the snow melted, but we don't want to go overkill having a "zero tolerance" ice policy like hospitals have, we just want to keep snow and ice down to an acceptable and safe level, without going over-budget.For some of our buildings where salt seems to be really deteriorating surfaces (mainly building sidewalks and masonry stairs) we thought about using a different product (either calcium chloride or magnesium chloride) however while they are less damaging than pure salt, they are also more expensive (something we are trying to avoid).What do you other landlords do that have midsize (10+ unit) buildings? 

So I suppose with that realization, I need to accept that doing another cash out and opting for a 30 year mortgage (thus more affordable payments) is the right direction to go.

I just had my first offer accepted (a multifamily in Albany to house hack!)

I offered no inspection contingency and that was enough for the seller to accept.
