Standing out is a good way of loosing money.   

If your brokerage is a single agent for the seller, you are morally, ethically, and legally bound to get them the highest and best offer for the property, and represent their best interests in a fiduciary capacity. 

There are bound to be a few good groups to mix and mingle with.

Conversely, when the credit markets are loose, and banks are enthusiastically lending money, seller financing has less appeal.

I understand from listening to multiple podcast episode from the BP and others so far that it's not all fun, and challenges are bound to come.

Hi @Lisa CaraccioloSo the only thing I would be worried about off the bat is the age. 1908 is pretty old, and there are bound to be some deferred maintenance issues if nothing has been done in awhile.350k might be a decent price, but how big are the 1/1s?

With that said, the appreciation we expect in this area will make up for that low cash flow by leaps and bounds, if your cash position can keep you afloat for that long.

I have some clients looking in Oceanside, CA which is close to Camp Pendleton and is very loose in the STR regulations.
