So I have just started my studies to become a licensed agent, and I'm trying to be proactive and find the right broker to work with.I was just turned down by my number one choice of brokerage because "The brokers have too much on their plates" at the moment.I like to believe I present myself well and am well spoken and professional, so I was honestly surprised to not even get an interview.I live in a small town with only a handful of brokerages so I can't exactly get turned down by very many before I'm out of options.

I believe if you study and practice cold calling (with people you know), you will be able to overcome your speech impediment because you become comfortable with the subject and how you run your business.  

We can also craft language for the lease that makes me specifically responsible for any damage related to guests (in addition to my own personal use).

What I was suggesting was first determine your strategy, and then study the different markets to insure your investment class is at the right time for buying. 

Have you taken the time to study your state landlord tenant regulations.

I'm currently a second year college student studying Computer Science at UMass Amherst.

Study the numbers and how they interact with each other.... then stress test your investment however you see fit.

You will not only learn way more about the business and start building useful contacts but you will also learn what should be actively self-studying in order to make your next steps a reality.I can't think of any business owner who would not want someone on his/her team that was so eager to learn and grow.Please report back on how it all goes!

Also there is specific language in the lease that gives instructions for the surrender of premises and security deposit, So not sure if i need to restate that or not. 

For me, first time a tenant has a personal check bounce, I require cash or money order only for becoming current plus any late fees per the lease language.
