So the conversation kind of goes:Agent "I would be happy to setup this one here at 123 Main Street, but so you know they have a commission setup of 2.5% and we are running at a 3% so you would be responsibile for the other .5% at closing if you go with that one"Buyer: "You know what, let's not even bother I do think we should go back and take another look at 789 Lake then"Now I don't use exclusive buyers contracts but if there was a house that someone had a commisison to low for me to work with, I would let me buyer know they are welcome to go it alone and no hard feelings or make up the difference.
