That's not to say we won't over shoot but I don't think we are there yet.I think that offering 1 month free rent is more a commentary of our culture than the lack of demand for apartments.

Personally, I have investments in the stock market, because I think it would be foolish to ignore the advantages of a Roth IRA and a matched contribution 401(k) - but one of the primary reasons I got into real estate is because I dislike the lack of control I have over those investments, and really dislike the very poor returns I've seen.

With the lack of inventory we currently have selling fast isn't a real problem.  

Those who lack foundational (the ability to read and write at a high school level) or social skills are also the first to take offense to the fact that I "discriminate" against them... because I'm unwilling to risk my money on them.

We are interviewing a company called Urban Apple, a smaller company in Chicago.

I tried to sell this property 2 yrs ago and due to lack of buyers I entered into a Lease option contract but after 10 months the buyer backed out and forfeited his deposit.

I've been listening to podcasts and reading the books.I'm really learning the financing and how to find the deals since that's the area I seem to be really lacking the "how to".Any advice anyone can offer would be great.
