Several months ago he got married and his new wife and new step-kid move into the unit, but he does not tell me about it.

My suggestion is avoid sec 8 tenants with lots of kids (especially teens). 

If you were born in 2000 or later, plan on getting nothing, but you'll be paying until everyone with an entitlement is dead. 90's kids, you get 33% of the expected entitlement, since you've paid in some, but you have time to change your plan. 80's kids, 66%.

They'd rather move and pay more rent than make the kid grow up and be an adult.  

I would certainly do more homework but it seems feasible, maybe if you had an “in” with the right people.

For parishioners, especially daily mass goers and people who want to send their kids to Catholic schools (if the parish has a school)-- the proximity is a big positive. 

One of the kids around here (MIT grad) took over his fathers farm then added thousands of acres as feed lots.

Wife and kid in tow, we have some family to see there, but most of time will be for looking at property.
