@Jimmy O'Connor - Wholesaling is perhaps the hardest job in real estate investing and it's where most newbies think they can get started.

If this money is conserved, it will go a long way toward your second purchase when you move out in one year or so.House hacking is my favorite way for investors to start, good job with the plan. 

Only buy quality tools; makes the job much easier.

Of course that floor joist carried all the weight of the roof, transferring to downstairs wall, so we had to stop the job, get a structural engineer and have a fix done.
