I wouldn't have considered a modular home being placed on top of piers, but there are lots of pier homes built along the coasts in FL, so it is a very viable method and immediately adds a pleasing design element that would be missing if set directly on the ground.

This is a very interesting question that deserves a solid answer.As an active investor in buy and hold muti-family properties, I usually represent myself when negotiating an MLS listing, therefore I must interact with listing agents from star to finish.  

Any property should be offered fully functional, and properly equipped with at least the most basic standard elements.

Everything pretty much looks nice when new, but what is important to a long term investment is how often and at what expense must I replace/rehab this element?
