Initially I was going too cash out on a Sheriff sale property and refinance my current duplex for to find the second properties rehab.Although it’s not a bad idea, I don’t wanna bank on the equity in my home to be enough.

@Edwin GiraldoYour plan makes sense.I'm assuming you're looking to buy and hold and not for a single family primary residence...You should also consider that buying with cash will then give you options later to refinance to pull 60-75% out once the property is stabilized and generating income.

My reasoning behind condo's initially was pretty simple - I thought they would be easiest to manage while learning the ropes of REI and it appeared to me that a lot of the SFH in my area were sitting vacant for quite a while (plus they wouldn't cash flow).

Hi My fellow BP members,I am a out of state investor trying to find a decent cash flow SFR in B+ neighborhoods in Montgomery and one of the turnkey provider has a property in Lynndale 36116.It's at 80k sell price and cash flow looks decent but based on my initial research on the neighbourhood it looks like C class based on median income and employment statistics.

I was just hoping I could avoid that sort of investment initially to just put down a large gravel pad (on what is already a rural piece of farmland) for my existing portable storage business to get some quick income going on the property and use that income to invest in the property further.
