A great agent will know how to get things done -- from making sure the mortgage broker is on top of things to making sure the closing attorney is on top of things to make sure the inspectors and appraisers are well taken care of.

We didn't see anything major other than cosmetic, (everything is outdated), there is some mildew under an eave but I think it's fairly solid, from a non-inspector viewpoint at least.I think we may come up 5-7k and leave some room for them to come down.

Inspectors reset their values about every 3-5 years, so I can see the current values going up to reflect the bubble values, even though the bubble has burst and values are currently lower.Go figure, quick effective governemnt?!!!!!!!!

Buying property from a wholesaler

I was concerned that there could be municipal liens that a title policy wouldn't cover.Another thing: do the wholesalers give you an inspection period like you would get on an REO, so that you can have a real inspector come through, or are you expected to do your own inpections and make a snap decision of whether you want to buy or not, given that the wholesaler may only have a short time frame to when they have to go to closing?
