I need to invest in marketing with wholesaling while I know can also make a profit of about $50-$150K in a single flip.

(I know I know - this is not the proper cash flow equation because it doesn't take into account vacancy, maintenance and capex) This cash flow does not take vacancy and maintenance into consideration, so that’s the risk.

KY seems to be giving out grants for this, but I don't know anyone personally who has done it and didn't know if this was a good route to check into.

Does anybody know any courses/programs that they recommend for learning how to find off-market properties?

Also know that commercial values are determined by the assets existing performance via their financial statements using the NOI and cap rates, which differs a good bit from how residential real estate is valued using comparable sales.

I would love some more information about that area if someone knows more about it/lives there.

Finding out what market rent is the first step into knowing if raising rent makes sense. 

If the property is good, they know I will go through with the purchase.

Do you know if I would have to add a sprinkler system to the whole property or just the hallways.
