I didn't choose this profession per se; I'm actually disabled and needing to do this to supplement my income (although I have felt immense appreciation for the good tenants and proud of the way I continue to learn).Now I am in the process of my first eviction with regards to my current basement tenant (they're just not paying me rent, everything else is fine with this person but their financial excuses have been hard to keep track of since the beginning).

Although there are companies who use lower standards (paneled walls, presswood floors, etc), the companies I have worked with in Florida use higher end materials like tongue and groove plywood floors, 100% drywall construction with 2x6 walls, spray foam wall insulation, granite counter tops, etc...and then we delivered them in 2 pieces via semi truck (or as many as 8 pieces depending on size and number of floors).

I’d analyze the amount of money you can make for each but you will probably find it to be greater with 4 one bedrooms as opposed to less 2 bedrooms.

no real way around it unless your in the business and you can offset some of your interest income with business deductions but you still have to spend the money to deduct it.. although driving to your loans may allow some car write off perhaps.but really your going to make money and pay tax's its better to concentrate on the collateral and a safe investment so you actually have some income to worry about..
