There was a small disclosure of an issue in the sales contract, but I will admit to glossing over it in signing the electronic papers (the electronic form of signing itself through its extreme convenience can make this easy to do ... so don't!).   

Another thing you need to do is getting your location located that is convenient for you and has the fewest distractions.  

Some of those locations are even closer and more convenient to the local attractions, so you may want into look into those. 

So having all areas covered in one place would be convenient, especially as I do not have my own team yet and may be working mostly virtual.

Should I focus on the hottest neighborhoods and really get to know those areas or should I be looking in any neighborhood and in any area that it's convenient for me to get to where there's a property with a sufficient amount of equity in it for that particular area?

Look for a card that has a balance transfer offer that lets you use a convenience check.

Grab an adjudicated paper from your local convenience store then in the classifieds look under Legal Notices for "Notice of Petition to Administer Estate" for current notices.

You want to go month to month for your convenience if/when you buy a house but you want the landlord to subsidize that by giving you an annual rate.

@Jimmy Chao If comparable homes in your market do not have them, then there is no need for you to add one.They already convenience item.

That way you could tell if the tenant was lying about having references or conveniently left out a negative mark.
