I have been considering joining AAGLA and know they have lease forms and other forms, but it is $199/yr.In the next couple months, I am looking to get a standard CA NAA lease written up with RUBS for water and sewer billing and a requirement for the tenants to carry their own renters insurance policies with $100K or so (if there are recommendations around this please let me know) liability limits.Does the community here have any advice on how best to do this and where I could get a lease form that does the trick?

What do their calendars look like, what is their nightly rate and amenities they offer.Look at the pricing of places you are interested in and run some numbers. for get STR in Vegas go mid term rental  those will bring in basically as much if not more than STR with not nearly the hassle and  such..

@Neal DaftarySo - You need to set up a regular LLC, this would be considered the parent LLC to the following series LLC's that you will create for the specific purchases. 

I'm going to keep track of my real estate activities in management of an STR, and will track the activities using an activity log.

At that point, I'd rather use hard money to fund the downpayment and go the conventional route - at this point at least.

If not, why are you buying there if you don't even want to go there.

I recommend going to meetups. 

I live in Phx,Az , where should i apply for a mortgage loan first at my local bank (wells fargo) or use a broker, a lot of people here tell me to start with my bank as they have all my info, if i get pre approved anywhere i wouldnt be committed/obligated to go along with the deal right ?
