I met the Realtor later to look at a few other properties and got the listing of this house that I "lost out on", and the listing shows that it went on the MLS on 9/30.

If someone is filling their vacancy in a week or two consistently then they probably are not listing at market rent.

There may not be any issue with that property but it could be a standard listing clause used by that bank, just in case there were any issues.

So make a list of all the lenders you want to quote on your loan, and call them all on the same day.Compare apples to apples by getting a detailed quote for closing costs as well as the interest rate and loan length.

Especially in Indianapolis in the fall heading into winter the MLS has listings all day long at great deals with great cashflow, using actual numbers and actual comps.

One of which I'm waiting to hear back from the broker about but maybe others have come across a similar scenario.There is a listing on MLS in my area for a triplex AND a detached single family home.
