What are some ways that I can avoid capital gains on some land that I want to sell?

When we were acquiring our first SFRs in Okc area, we wanted the benefits of long term financing with the rate locked in but did not want to give up the LLC protection. 

Since you are looking for tax benefits, consulting a CPA is certainly beneficial.

I’ve done extensive research on the process but to gain the experience would be learning on a different level.

@Jay McCreary as veterans we have an awesome opportunity to use the benefits of the VA Loan to begin our real estate investing journeys much more quickly and effectively than those who do not have access to VA Loans. 

Maybe I'm being too literal, but can't you get most of the benefits as managing member of an LLC (JV) as you would from being the sponsor?

Not going to become "Joe Realtor" at a big brokerage, but the license will be quite valuable for our existing transactions and I think we will benefit from access to info on the MLS, etc.
