From your description though, until there is further appreciation and/or savings input from you, you'll still be relying on private loans for each fresh purchase UNTIL their refi.The second biggest hurdle is: finding deals that also still cash flow positively, even at 70% leverage (so that eventually, you WILL be able to borrow conventionally from then on).

Then you must move the tenant 3-4k by law. if they have no where to go you then have to house their stuff in storage for a moaximum of 6 months at 7-8k Dont rent in MassWow, that's crazy.
