I am confident in my abilities to make this happen sooner and I am a huge numbers guy.

Like I said, it is VERY hard to find anywhere around here that allows them, but you guys have given so much awesome advice, I'm pretty confident I won't have too much of an issue.  

@Avis Durant I have frequented the meet up hosted by @Brie Schmidtand @George Foster and I can honestly tell you that there are no pitches, and there are some very knowledgeable people that attend regularly that you can learn a lot from.

When you know what your target rent is you can move towards it confidently and you can tell the difference between normal tenant moaning and a true over-reach.

That will build your confidence.
