If they both come back low, then you may need to adjust your method of valuation. 

Hey @Rick Estacio, we have gotten the best results from traditional listings methods ( Off Market - People we know OR MLS).

So going might be a worthy investment of your time, especially if it's followed up with a nice dinner out for two at her favorite restaurant and telling her what a good time you had at the gathering<--(which might be the true value of going).

There is nothing wrong with this method, as every cash flowing property you buy will shorten the amount of time it takes to save up for the next, but it does take a little while to get the ball rolling.

Buy an investment property with conventional financing or an off-market deal with cash/credit, to use the BRRR method, and forfeit the chance to use FHA.

But I do like Daniel's method of 100 times current rent rates.  

Is this because you did research and from all the methods you found lists were the best.. or are you doing this because 90% of Bigger-pockets told you to do it or is doing it?

I guess my most concern here is it Okay for the bedroom door to be 2-3 feet away from the Kitchen area or not This one is my other favorite, but isn't an issue to have a wall right when you enter the house ?
