I've been trying to find compatibles to value the company, but I am falling a bit short.  

Let's add that I have a younger sibiling that starts college next fall and they'd like to live in my unit since its near campus.

The problem is I don't fall into the guidelines to buy another property with my current FHA loan, I would like to know what my next steps should be?

The basement has a tenant on a year lease until next fall, and we will be able to complete a fairly cosmetic reno in the upstairs suite and rent by April.
