Second investment. second FHA loan?

I currently owner occupy a duplex which I bought using FHA financing. I have lived here for just over a year and would like to purchase another property using an FHA loan. The problem is I don't fall into the guidelines to buy another property with my current FHA loan, I would like to know what my next steps should be? Can I do an FHA streamline refinance? Or conventional. I don't have 30 percent equity in the house yet. Any insight would be appreciated. As I would like to buy another place as soon as possible..If refinancing and acquiring another FHA loan would not work I would consider other options as well.. Thanks in advance!
