As for drivers having accidents in the parking - perhaps they were not exercising due care in light of the conditions and their experience - that is why they carry insurance.

@John Leavelle,Your look at this exercise from a wrong perspective :-)Forget the list price.

Your suppliers can get you samples Never send them to the store they will inevitably pick something back ordered that will delay your job or not be able to decide with the endless selection.

He said it was fine and asked for me to put in a the contract that he will also be marketing the property and if he finds a buyer, we will give me the opportunity to exercise my option to buy and if I don't, move forward with his own buyer.So it looks like it is all working out.

Maybe you could pay to consult a competent tax person and provide a sample tax effect to your seller since you may be doing multiple seller-carries together @Jacob Sharp!

I saw similar posts but none were specific about the procedure of exercising your option to exit the contract. 

If your concern is some bank exercising the due on sale clause, then yes it matters....no mortgage, no due on sale clause.
