My first deal on US soil was exactly what you're doing, except on a SFR.What rate is the seller giving you, if I may ask?

I have found that tenants who are willing to pay the higher prices, are often the better tenants.I suppose that your question will depend on how strong the rental market is... my rental market is very strong, and I don't ever list properties for under market price.The only exception is when a lease comes up for renewal.

Is this legitimately attainable or an exception to the norm? 

I have no properties except my primary residence but am hoping to get my first buy and hold late this year/next year.These forums are great.

Looked at the property yesterday and mostly everything appeared to be good except the HVAC would not come on.
