Yet these same banks will sell their mortgage notes and/or assign mortgage notes to third parties which is essentially the same thing.I understand both sides of the equation nevertheless.

Troyce, your question should be answered by your RE attorney/CPA and depends on each individual situation.In general, it is not necessary as you take on no risk by assigning contracts, and there are no tax benefits as the LLC is a pass-through entity.

Your RE business generates more income than any other income source.As opposed to depreciation which spreads deductions over 27.5 years (residential only), you could do a cost segragation analysis on your property (cost is between 2k-3k) which always produces larger tax deduction benefits and partially avoids the depreciation recapture when you sell.
