Yes @Frankie Woods , i am not experienced, but having a PM in these beginning stages has been incredibly helpful. at the very least their services, allow me to have some peace of mind, knowing i have someone in my corner.... and i do have some time restraints so arranging a second or third estimate might not be feasible.How are the deals going in your area?

The neighbors are peacfully getting along and the sec 8 tenant is half way packed up.

I grab the data and enhance it with the name of the bidder (if I have it) and the type of property.

Im looking for the lease option for peace of mind.

Looking someone in the eye is a great way to gain peace of mind or clock red flags that might have gone unnoticed because someone emails a good game.There are plenty of good markets, especially in the midwest and southeast as you mentioned, so you'll be able to find good numbers several places.

Not having peace-of-mind, warranted or not, might drive someone to make an unwise decision during ownership.If you think you need to invest away from home AND you feel locked in to St Louis, I think it's too early to make a decision to buy. 

Admittedly, sometimes I get an inkling of self-doubt about starting this journey, but when veterans of the industry come along and reassure me, it gives me that peace of mind that I'm making the right decisions.
