The buyers got a VA loan so EVERYTHING had to be fixed, including $5000 to an engineer to fix a cracked truss tail, $25k to replace 2 boilers What made you interested in investing in this type of deal?

We used a structural engineer but for you that might be overkill and it was 2k for the consult. 

Some may involve obtaining permits which may require architect/engineer to sign off on.

I just graduated from the University of Vermont with a degree in Computer Science and have begun a data engineering job at Fidelity Investments in mid-June.

The property inspection recommends a structural engineer primarily due to the master bedroom door scrapping the floor and the floor near the door not being level.  

If you need them for new work, then you would have your GC or engineer put them together.

One thing we do is we talk to a lot of architects and engineers, as they are on the front end of it.

I have spent the last year changing zoning regulations and completing preliminary engineering work for the project to move forward so at least in my mind our intent has been clearly established that this is an investment property.
