Used to be (and in some blocks still is) a run-down, drug infested mess.But there are signs of life, too--REAL art wall murals have replaced the typical gang graffiti; specialty coffee shops open next to bodegas, art galleries opening, and blocks and blocks of beautiful brownstone buildings. 

My last rental was my best purchase, $1400 per month income from a duplex, $550 per month mortgage. 

Expect broken cabinet doors/hinges, holes in walls, broken window treatments, stained carpets, and walls that need complete repaint.  

Hi BP,I was the high bidder on a duplex on auction.com but it did not hit the reserve.

They have a washer/dryer, full kitchen, cable tv, wifi, and a bunch of naked women on the walls of the bedrooms! 

Some duplexes are available just below $100k. 

We'd hoped to do shed dormers, but that would require too much engineering which would eat up a lot of time and not sure HOA would approve it, so we're trying to do the max we can with what's there (minus a few walls) That is going to be another great one for VR or full time living, etc. so should sell quickly, as it's part of SHARC which has waterslides, fitness, boat launch, etc. , and is close to The Village at Sunriver, a big bonus. 

It's cemented to the wall and not sure of best way to remove rock .. or do we? 

Ok I have a question maybe some 1 here can help me and tell me if anything could be done I bought a duplex out of state very happy w my purchase But one of the things wasn’t done during inspection of the house that I asked them to complete and they said ok It’s on paper I asked my Realestate agent if it was completed and he said he didn’t check and that he trusted the other Realestate agent We come to figure out that what was promised wasn’t done I am trying to contact both agents and they are ignoring my call and e mail how should I proceed ?

It is a duplex, built in 1900, with virtually NO updates since.
