Has anyone done long distance Bird Dogging?

We have a new tenant for approximately 4 months and they recently asked if they could have a dog.

It is not true, a contract signed by both parties is valid even if the seller doesnt get a copy right away, or if his dog eats it.We have signed contracts many times and then mailed copies to other party.You could sign a copy, scan it on you phone, then email it to him right away. 

There are urgent about to fail and flood items like water heaters that you are looking at... but also look at items like the roof (new or a few years away)?

With 3 kids, two dogs, no degree, and not having worked in years, and with an ex husband that is not reliable financially, there would be no way for me to be able to afford to pay rent.

I am a genuine and trustworthy businesswoman, a mother of three adult daughters and a dog lover.

Options as I see them are: sell at an appreciated price and re-deploy cash with a more balanced return view (transaction costs will eat into returns); re-finance with 30 year money (also could be costly); or learn from mistakes and let these COC dogs continue to amortize more quickly?

I agree with him that you should do a podcast ... will never happen, though, I'm affraid ... besides the skype problem, you'd need to be a professional BMX biker or commercial fisherman or something more interesting that has been doing REI on the side for a year or two and talk about puppy dogs and ice cream and how wonderful and low risk it is to invest out of state in a high cash flow market rather than a lowly, evil, speculative, local west coast developer and lender with decades of experience.
