I tend to rely on my own due diligence and market research regarding supply and demand.

I am trying to venture out and do my due diligence as an investor.

If the numbers work and you do your due diligence I don't think there would be many issues with the way deals are presented. 

This can be an issue for some investors as they don't pay attention to this during due diligence.

I also really appreciate the discussion that the person might be under conservatorship for their mental disabilities and perhaps the contract is voidable for lack of capacity.I would go really hard on due diligence for this one. 

As a house flipper myself I would go look with a fine tooth comb, perform my due diligence and ask him to complete a property disclosure in it.

I’m wondering what are some checklist that you’ve used that’s worked for you in terms of what all you look for when doing your due diligence On a property before deciding to move forward or back out?
