To say paralysis of the analysis here, would be an understatement for myself. 

I know that the architect is not interested in providing any more details of what they have in mind without knowing that they will be selected for the job.

You can look at those later and see more details that you might’ve missed.

If that passes, then I'll do a rental analysis and see if they're willing to pay.

My 9 to 5 job is sales and I have grown increasingly frustrated with the prospect that I am making millions of dollars for somebody else when I could be putting the same effort into my own business thus,  have recently decided to go all in with real estate investing.I have a decent understanding of the process but I am stuck in the analysis phase of how to generate leads for a few hundred to a thousand dollars. 

Regardless of what the contract states, I would contact the PM with the same details you've provided here.

I leave a detailed list of plumbers, electricians, etc. and explain that's who has worked on the home from day one.   

I'm a pretty conservative long term buy and hold rental investor focused on cash flow. My thought process thus far has been to buy safe and smart so a good looking property I buy now isn't easily put into the red once...
