If so, running new ductwork, electrical, and plumbing is going to be very hard unless you're willing to find (and pay big bucks) for someone to work on plaster walls, or just resign yourself to replacing a lot of plaster with sheetrock (Which is what often happens)Figure on full mechanical replacement.

Go for a clever design if you face limitation.

If the tenant has no access to the attic and none of their mechanicals are located up there then no access should be granted.

I get a laugh out of that mortgage company that designs the mortgage just for you, as you can do this yourself and without the obligation to pay the additional amounts.

I looked for specific features like upgrades to mechanicals, heating, plumbing and electric. 

There is not much wiggle room for skimming profits by design.
