That doesn't determine your decision but make sure that's in the mix with all your other factors.

It is also a mixed bag of results regarding using any underlay and moisture barrier. 

Im particularly interested in those cases where owner lives far away (more than 10 hr drive- need to fly than drive) and where you primarily manage yourself rather than through a management company (may be mixed model?).

For me, the first deal is largely about learning, so I'm looking for the right mix of potential value adds but nothing too major.
