If there's no equity offer them an amount your comfortable with to transfer the deed to you thereby giving you redemption rights.  

I am a broker...I can tell you, at least for our market (and I know other brokers outside of our market say the same thing), there is no reliable 3rd party data.

Ok I got it that's how I up load my data for my GPS box's from Jeppesson. it used to be we had this disk type thing we would have to plug into something on the computer then put it in that thing.. now it goes on a little thumb thing and is quite a bit faster.. not sure if that's it. but its a subscription.. thanks
