As generous as that was of her I don't smoke so I declined!

A way to keep an eye on the property is to perform routine maintenance like changing the filter in the furnace (which a tenant will almost never do on their own) and changing the batteries in the smoke detector. 

Be sure to think about wired smokes too as it'll be way cheaper to do that now then later.

As you can tell i am so clueless as to what I am doing and I am pretty much just throwing bunches in the dark until I hit something lol!

A great deal of it is an extremely dark brown clay we call "black dirt", which is gummier than anything you would use for pottery!  

For example, installing wired smoke/CO detectors, changing an outlet to GFCI, or moving a light switch.

I'm shooting in dark here, but I can't think of a better place to take a shot in the dark than the BP forums.

Then the family room was moved to the first floor, because people did not want to go into the damp, dark basement, possibly laden with mold and bugs and water damage....If you build a bedroom in the basement and do not comply with the strictest egress exiting, you are risking somebody's life and a huge liability for you.
