A way to keep an eye on the property is to perform routine maintenance like changing the filter in the furnace (which a tenant will almost never do on their own) and changing the batteries in the smoke detector.

Then the family room was moved to the first floor, because people did not want to go into the damp, dark basement, possibly laden with mold and bugs and water damage....If you build a bedroom in the basement and do not comply with the strictest egress exiting, you are risking somebody's life and a huge liability for you.
