If I buy this property at $75K, put 20% down with a conventional 30 yr, and achieve $1k/mo in rent (which is what comps for this type of property)... the following #s is what I see at a high level:- Principal & Interest: $293/mo-Tax : $150/mo-Insurance (est): $50/moTotal PITI: $493Est Expenses (50% Rule): $500-----------------------------------------Total Expense + PITI = $993/moIncome ($1k rent w/ 9% Vacancy Loss): $910/moCashflow in this scenario is negative.. with 1.3%  rent/price ratio.Even with a sales price of something like $55K (1.8% rent/price ratio), this doesn't cash flow.Now with the same above scenario, using est 30% expense assumption cashflows $180/mo.Am I being too conservative on expenses for a ~1,200 sq ft. brick bungalow ?

Also involved in a personal residence you would make different choices on how much to invest into things like fixtures, flooring, paint color/quality etc etc etc vs what you would choose for a rental which most often are less expensive materials and really not custom in any manner shape or form, so your "home" for a couple years might have all kinds of more expensive inputs and then end up as a rental unit later which may or may not be a good use of money after all.

I am in need of advice of wheather to purchase a single family home or a single apartment unit.To provide you with a little background on the apartment unit property I am viewing here are the numbers:4 bed 4 bath in a college town93% occupied/filled rate over past 3 yearsAsking price: $85,000Down payment: $17,000+(2-3% closing cost)Mortgage payment: $443 with mortgage, property taxes, and insurance (assumption 4.25% interest rate)Monthly Rent per tenant: $350Monthly HOA Fee: $250Monthly profit: ~$700+One of the factors that is holding me from the deal is the following:1.) greater appreciation if I was to buy a single family home vs the risk that additional apartment complexes are built in the college townWhat are your thoughts experienced real estate investors?
