My only concern would be the quality of the paper.

@Tony Kim, I appreciate your thoughts and share your concern about interest rates rising in the future.

I'm concerned i would spend off my savings and investment funds before we go into the stable green.I definitely feel like multi-family is where i want to be, ideally doing a BRRRR deal to expedite the investment opportunity.... getting started, and where seems to be the hard part, having never done a BRRRR.

Everything was going fine after it was under contract, and I had gone through several days of emails with the mortgage company concerning points/interest rates/down payment amount.

My concern is if the tenant(s) is in the same situation too with working 

Definitely raises some concerns if tenant is waiting for the current deposit to pay the new one.

There is also potential insurance concerns since the owner will change, you will need to change your policy.

Some of my other concerns are being viewed as a nuisance by people I may know in the small community, putting my personal cell out there either on mailers, or cold calling.

It's one of the easier markets as far as zoning is concerned. 

I'm also concerned with whether the low income rent limits will continue to increase at a similar pace as inflation.
