How do I know that they are choosing an asset in a good shape, and they don't make up issues to be fixed?

Hi there,My name is Jeremy, I am 41 and new to real estate investing.My wife and I are entrepreneurs and at this point one of us could easily free up enough time to become a real estate professional and take on our goal of building a large portfolio - for the purpose of long term investing but also the tax benefits (for now) associated with depreciation.We have very little experience.

RE is always different from Stocks/shares, I learned too much while reading things here, that I choose not to question IRS rules and simply follow my tax advisor.

I understand the entire eviction process to take 4-6 months from the time you file so choose tenants wisely.

I am just starting to learn as much as I can about real estate investing with a goal of supplementing my income after retirement.  

I know that it all comes down to personal preference and long-term goals, but I was hoping I could get some advice from other members?

My goal is to be able to work part-time at my current job and part-time in the real estate business.

But I went ahead because my goal was buy and hold with 100/unit/mo longterm and it seems to do that assuming I can manage the transition from current rent to target rent.
