There are always some landlords who charge high rents and some who charge low rents in every neighborhood.

They charge a lot of money to basically do what I just mentioned in my last paragraph...writing letters to the credit bureaus to have negative items removed. 

Don't charge anything you don't have the cash to pay for right away.

If not, is there somewhere in the leases that charges CAM's: landscaping, plowing (if needed), or cleaning the parking lot?

Most states you cannot pay non licensed people kick backs for commissions.you can though just not charge what you would normally charge.so if your normal fee was 6% to double end and you wanted to only charge 3% nothing wrong with that

Since tenant moved out I charged for cracked window, lock changed because i did not receive them until the 1st, paint because of discoloration of walls from grease in kitchen only.

Do they charge 1/2 or 1-month rent for tenant placement?
