My tenant wants to move in his pregnant girlfriend, what is an acceptable additional amount to charge ?

My situation is unique in that my wife’s job gives us a place to live and they do not charge us rent or utilities.

The borrower has to settle the debt...it's not going away...and there are also late taxes I would bet...which are in first position in front of the mortgage.
