Challenges?

Honestly, it's been a great property to own so far (I know the time is limited)  and the current tenants, on top of paying their own utilities, handle a lot of their own maintenance, too.As an investor I'm in full acquisition mode and looking to acquire additional properties, deal permitting, and scale up swiftly. 

., are great for landlords that do their own property management, however, I have a property manager that handles the day-today operations so I those platforms really don't fit my bill.

Now that I know the rest of the story   First though you need to get a better handle on your profit situation. 

I guess just because it customary.. same thing though there would not be near enough surveyors to handle the thousands of transactions in the resi space..

I generally structure it as a $50-$100 increase (assuming the market can handle it) if they do a 1 Year lease and keep it the same if they do a 2 year lease.
