the Managing members have more exposure than say two member one who is just a member and the other who is managing.. but reality is if you get sued I will pretty much guarantee you your going to get named personally..  

If I were to purchase a property in December 2022 and list for rent but am unable to find a tenant until 2023 can I still use bonus depreciation on this property? 

I would rather get a 4plex as you will get more exposure to the REI, however, 4plex are way higher in price in my area.

What is my exposure if I waive lead paint inspections?

I’m an out of state investor looking for a great Realtor & Property Manager (bonus points if both roles are the same person) and possibly a local lender in the area. 

My opinion will sound bias (as I am a realtor) but I truly think this way you can minimize exposure and make sure you don't "think" that you are getting a good deal and in fact, be in a position to be taken advantage of.
