I won’t be looking to re fi those anytime soon because my interest rates are so low with them but when I do my current lender has said they will be limiting how much they will lend based on the properties tax returns. 

If you can't manage a rental or tackle a basic remodel there's a strong chance of failure jumping into complex strategies.

Nathan,Kudos to you on jumping in and not being afraid to take on these large projects.

I'm sure my cash flow could vary based on the loan I would receive since I could use a first time home buyer loan but lets assume that I use a 30 year fixed FHA mortgage at 7%.
